Ending a Lease in Taiwan: Move-Out & Deposit Return

How to end a tenancy in Taiwan, early-termination penalties, and getting your deposit back.

Give notice on time

Notify the landlord in advance — usually one month, as stated in the contract. Settle electricity, water, gas, internet and management fees, and handle your address registration and any subsidy paperwork.

Early termination

If you leave before the term ends, check the contract. A penalty of one to two months' rent (or part of the deposit) is common; if no penalty is stated, you can negotiate. Giving notice early and communicating well usually reduces the loss.

Move-out inspection & deposit

  • Do a joint inspection and photograph the condition and meter readings.
  • Compare with your move-in photos: natural wear is not your fault; damage you caused must be fixed or paid.
  • After settling bills with no damage, the landlord should return the deposit.

If the deposit is not returned

Send a written request (a registered letter is strong). If still refused, you can file with the local mediation committee or consumer officer, or pursue a small-claims case. Your contract, receipts and move-in/out photos are the key evidence.
