How utilities work in Taiwan rentals, the electricity rate trap, and what to clarify before signing.
Electricity is the main thing to check
Electricity (台電 / Taipower) is billed by tiered rates and is higher in summer (June–September). Some landlords charge a flat NT$5–6 per unit, which can be above Taipower's actual rate. Ask the per-unit price and whether there is a separate meter, and prefer units billed at the actual Taipower rate.
Water, gas and management fee
- Water (台水) is usually low and sometimes included.
- Gas is billed by usage where available.
- Management fee (for buildings with a doorman/lift) — clarify if it is included in rent.
- Internet/cable — ask if provided or arranged by you.
Put it in the contract
Have the contract state who pays each utility and how electricity is calculated. This avoids surprise charges and disputes at move-out. If a landlord refuses to clarify, treat it as a red flag.
